A house cleanout is three or four truckloads and about nine decisions. The decisions are the part that goes wrong.

Get the sequence right before anyone lifts anything

If the house belongs to someone who has died, find out who has the authority to empty it before you book a truck. Until the estate’s personal representative or trustee is established, the contents are the estate’s, and clearing them early is not reversible. That is a question for the attorney or the court, not for a hauler and not for this page. What you can safely do now: secure the house, remove perishables, photograph every room, and take documents and obvious valuables somewhere safe.

Once someone has the authority, the order that works is: keep pile first, marked physically; then donations, because the pickups take days to schedule; then the hazardous-waste run; then the truck for what is left; then broom-clean if the house is listing. Doing it in the reverse order — truck first — is how photographs and savings bonds end up at Los Reales.

The donation pickups need a week, so book them first

Tucson has more free pickup than most people expect, and it is slower than the truck. HabiStore, the Habitat for Humanity store at 935 W. Grant Road, schedules free pickups of furniture, appliances and building materials in resalable condition. St. Vincent de Paul’s form gets a coordinator’s call within three business days, and they will take furniture, large and small appliances, electronics and kitchenware — but not a used mattress. Gospel Rescue Mission on S. Palo Verde Road takes bed sets, couches, dining sets, flat-screen TVs and working appliances, and picks up larger items. In Green Valley and Sahuarita, the White Elephant thrift store picks up large donations at no charge.

The garage and the laundry room hold the things no truck should take

Every long-occupied Tucson house has a shelf of half-used paint, a can of chain-lube, pool chlorine, a propane cylinder for the grill and a car battery in the corner. None of it can go to the landfill, and a hauler who says he will take it is going to dump it or charge you to sort it. It goes to the Household Hazardous Waste drop-off at Los Reales, Thursday to Saturday 7 a.m. to 2 p.m., closed the second Saturday of most months — free with a Tucson address, $15 with proof of residency from Oro Valley, Marana, Sahuarita or the county. Limits: 25 gallons of paint, 10 gallons of automotive fluid, 10 gallons of cooking oil per visit. Dried paint can go in the regular trash.

Two things HHW will not take that show up in every estate: old medications, which need a take-back event or box, and CRT tube monitors, which are refused even though flat-screen TVs and laptops are accepted. What haulers cannot take in Tucson covers each category.

What a full house or estate cleanout in Tucson costs

Haulers price by the truckload, and a house is several. Published ranges put a full truck at $600 to $900, with heavy loads and long carries at the top. A one or two bedroom that has been lived in for decades is commonly two to three loads; a larger house with a full garage and an Arizona room can run four or more. The Los Reales fee inside each of those loads is about $20 to $80 depending on weight; the rest is the crew’s day. Every refrigerator or freezer in the house adds $20.

Ask for a walk-through quote, in writing, that states how many loads it assumes and what an extra load costs. Then ask what happens to the items the crew is unsure about — the right answer is that they are set aside and you are called, not that judgement is used. How to estimate house cleanout jobs, and why house cleaning is quoted differently

A cleanout estimate is built from four things, and a good one states all four: the number of truckloads it assumes, from a walk-through or a video of every room; the overage rate if it runs long; how the hazardous items — paint, chemicals, propane, batteries — will be handled and whether that trip is charged; and what happens to items the crew is unsure about, which should be “set aside and call you,” not “use judgement.” Add $20 for each refrigerator or freezer, because Los Reales charges it, and ask whether donation drop-offs are inside the number or a separate stop. That is the whole estimate; anything quoted from a phone description alone is a guess that will be corrected on the day.

House cleaning is a different trade with a different estimate. Cleaning companies price by the hours or the square footage of a house that is already empty; a hauler prices by the volume of what leaves it. Broom-clean — sweeping and a wipe-down after the last load — is a small add-on some haulers offer and some do not, and it should be named in the scope if the house is listing. Deep cleaning, carpets and windows are a cleaning company’s job, booked after the truck, not before.

If you are doing this from out of state

Many Tucson cleanouts are run by an adult child in another time zone, and the local haulers are used to it. What makes it work: a video walk-through before the quote, a written scope by room, an agreement in advance on what gets set aside rather than hauled, and photographs of every room before the truck leaves. Ask for the Los Reales receipts and the donation receipts to be sent the same day. How long does a house cleanout take in Tucson?

A single room or a garage is a few hours. A typical two or three bedroom house with a crew is one to two days, with the donation pickups and the hazardous-waste run scheduled around it. Heavy accumulation takes longer because it is slower, not because anyone charges for the circumstances.

Can the hauler take the paint and chemicals from the garage?

Not to the landfill — Los Reales refuses hazardous waste. Some haulers will run them to the city’s HHW drop-off for a fee during its Thursday-to-Saturday hours; others will set them aside for you. Agree which before the day. It is free with a city address and $15 for county and town residents.

What happens to things the crew is not sure about?

They should be set aside, not hauled. Say up front what matters — photographs, documents, jewelry, military items, anything in a safe deposit envelope — and ask the hauler to box anything of that kind rather than decide. Get that agreement in writing, especially if you will not be there.

Do I need to be there the whole time?

No. The common arrangement is the first hour for the walk-through and the marking, then a phone call when something is unclear, then photographs before the truck leaves. Out-of-state families do it constantly.

Should the house be broom-clean when the hauler leaves?

If it is listing, yes, and say so in the scope — it is a different service from hauling and some haulers do not offer it. If the house is going to a family member or a renovation, it usually does not matter.
